Local Responsible Party

As of 2024, In Walton County, Florida, every short-term vacation rental of a single-family home (rented more than three times a year for periods of less than 30 days) must designate a local responsible party. This person (over 18) needs to be available 24/7 and able to reach the property within one hour to handle complaints, inspections, or issues—ensuring quick resolution for guests, neighbors, and the community.

 

Note: This requirement applies to single-family homes and similar dwellings; condominiums and hotels are excluded from the county's short-term vacation rental certification process. It's all part of keeping our beautiful Emerald Coast neighborhoods safe and enjoyable!
